Buying a Condo for Sale by Owner – Additional Important Action Items
- Order your home inspection and take care of your own home inspection negotiations by drafting and delivering a home inspection contingency removal.
- Make sure the seller orders the condo resale certificate and delivers this to you on time, per Virginia law.
- Dealing with title issues when and if they come up. Understanding when there is an incurable cloud on the title and how to go about voiding the contract if this is the case.
In one of my condo sales this year, I was helping some buyer clients buy a property in the Dunn Loring area. It came out that the sellers were being sued by the federal government for alleged money laundering. Needless to say this issue was impossible to get resolved before settlement, so with my guidance, my clients were able to void the contract, get their deposit back, and find the perfect condo a couple weeks later.
