The Worst Home Improvements – Why Doesn’t It Make Sense to Replace Your Windows?

…In this type of situation, most buyers will want to negotiate for some sort of a credit toward their eventual replacement of the windows. However, most buyers also know that it’s unreasonable to ask the seller to replace all of the windows in the house before settlement. Bottom line, whatever credit that’s agreed upon will usually be for a sum that’s signifcantly lower than the costs for the parts and labor of replacing the windows, and will help the seller avoid spending money on one of the worst home improvements.

Some of my clients recently went through this when they sold their property this last spring. One of the buyers’ biggest concerns was the old windows that were in really bad shape. The buyers were willing to overlook a lot of deferred maintenance items that came up in the inspection report if my sellers were willing to address the windows and a deck that was in pretty bad shape. My seller clients and the buyers ended up agreeing to a credit that amounted to what the replacement parts would cost, not the labor. This ended up saving my clients a lot of money.
