  • Absorption rate: 1.61 months of inventory. A balanced market has an absorption rate of around 5-7 months of inventory. Less than 5 months of inventory is indicative of a seller’s market, and more than 7 months of inventory points toward a buyer’s market.

Alexandria condos are experiencing a strong seller’s market, as you can see from the low inventory, which is 1.61 months as of today, January 11th. This absorption rate is calculated by dividing the number of current listings by the number of closed sales in the last month. The average days on the market in December was 61, which was slightly lower than the average over the past 5 Decembers.
