Is a Broker Open House Effective?

…On the other hand, agents who have buyers actively searching in a certain neighborhood are already monitoring listings in that neighborhood, and they’ll bring their buyers by for a visit if their buyers are interested, regardless of whether or not there is a broker open house.

Turnout at a broker open house varies a lot, depending on what comes up in agents’ schedules. Often, agents who do a lot of business and work with lots of buyers (the agents most likely to have a buyer for your home) don’t have the time to visit a broker’s open, since they are so busy with their clients. For instance, I work with lots of buyers as well as sellers, and I generally don’t have time to attend broker open houses, since I’m just too busy helping my clients.

I always make myself available to host broker open houses for my seller clients. This is how these events work:

  • First, we figure out a weekday that works for your schedule, and I list the open house on the MLS for all Northern Virginia real estate agents to see.
  • I invite a lot of agents for my network.
  • I provide sandwiches and refreshments (i.e. Panera, etc.)
  • All you need to do is to prepare the home the same way you would for an open house.
